Codes

CNU New England promotes the adoption of form-based codes, an alternative to conventional use-based zoning and subdivision regulations, which often serve to segregate offices, homes, stores and schools. The form-based code is a rational and transparent approach to coding urban form, from the most rural hamlet to a city. Form based codes are typically used as an overlay code, providing developers with the option of building higher density mixed use projects and providing the community with a more attractive and integrated development. They can also be designed as a by-right regulation to ensure appropriate infill development. Form-based codes provide comprehensive regulatory standards for zoning, development density and design, subdivision and street standards and landscaping and site-planning standards, all in one comprehensive package. Form-based codes can be developed to work within the framework of state and local enabling laws and standards. Our affiliated planning professionals will assist muncipalities and private sector developers in crafting codes appropriate to the particular conditions and typology of the project area.
